Elaine

We started working with Elaine in early 2020 and we supported her in re-mortgaging her residential home to extract some of the equity to use for investment. She has been going strong since then and due to her hard work and determination and she has now done 3 projects that are all fully let to professional tenants.

In 2021 Elaine joined us in becoming an award winner at the Property Investor Awards Wales (PIAW) and won ‘best new starter of the year’. She is now in the process of obtaining finance from an angel investor to purchase her 4^th property which will be a high end Serviced Accommodation unit in the city centre of Cardiff

Sophie

We have worked with Sophie since late 2021 to establish a plan for the development of her property portfolio. She had some money from inheritance that she knew she wanted to invest and based on her preferences she wanted to purchase high quality units in the center of Cardiff and obtain the best professional tenants for the long term. We helped her source and refurbish her first deal in April 2022 and we achieved amazing results:

Property: 1 bed flat in Adamsdown, Cardiff

Purchase Price: 95k

Refurb and Other Costs: 8k

Revaluation after 6 months: 130k

Refinance ( Further Advance): Leaving just 6k in the deal

Rent: 675

Return on Investment : 37.7%

ECLIPSE STREET

💷 Purchased for £145k in November 2022
👔 Legal and Stamp Duty cost £5.8k
🔨 Refurb cost £45k
👛 Finance Costs (bridge to make cash purchase) £12k
🤩 Revalued at £260k in July 2023 and currently being remortgaged

Total Cash Left in the deal = £12.8k.

Our monthly mortgage payments after remortgage is £1.2k, with incidental expenses (cleaning, linen, bills etc) a further £1.3k a month… whereas this property has brought in anything between £4 to £5k/month since we first rented it out as a serviced accommodation with AirBnB in April.

So, all in all this property is currently making a monthly profit of £1.5k (and that’s based on the lower end income figure of £4k a month).
