Case Studies

Why not check out some of our mentee’s property deals below, and even some examples of our own investments below. We’re not sharing these to brag, but to demonstrate to other potential mentees how we achieve phenomenal returns time and time again through smart property investments.

Client Deal – 1 Bed Flat Renovation

We have worked with Sophie since late 2021 to establish a plan for the development of her property portfolio. She had some money from inheritance that she knew she wanted to invest and based on her preferences she wanted to purchase high quality units in the center of Cardiff and obtain the best professional tenants for the long term. We helped her source and refurbish her first deal in April 2022 and we achieved amazing results:

Property: 1 bed flat in Adamsdown, Cardiff
Purchase Price: 95k
Refurb and Other Costs: 8k
Revaluation after 6 months: 130k
Refinance ( Further Advance): Leaving just 6k in the deal
Rent: 675
Return on Investment : 37.7%

Client Deal – 2 Bed Flat Conversion to SA

Elaine is a great friend of my wife and a few years back we started the mentoring process with Foresight Property Partners. We shared lots of our systems and processes and supported her and helped her get started with her first few purchases.
Elaine has gone on to be extremely successful and has recently purchased her 4th property!

The goal was to achieve a high cash flow in order to service the high levels of interest now required by the banks and private investors.

Elaine bought this run down 2 bedroom flat and converted it into a top spec serviced accommodation (SA) unit.

Rent as an average Single Let – £1140
Rent as a high end SA – £3000+
Cash flow as a high end SA -£1000+

Once this project is refinanced Elaine will then go on to do many more great deals like this.

Seriously impressive by anyone’s standards!

Our Deal – 19a and b new street, aberdare

This deal served us well until both flats became empty in early 2023. We took that opportunity to spend a further £15k on full renovations to both flats and the garden.

We’ve since had it revalued at £140k in July 2023, and remortgaged the following month to help release a further £30k of cash. As such, we’ve now got ALL the money back from our original investments plus subsequent refurbs!

Both flats are now being leased by the asylum seeker charity Clearsprings Ready Homes for £575 pcm per flat, giving us an ROI of infinity as we have no money left in the deal, and an income cash flow of £700pcm after mortgage payments are taken out.

💷 Purchased for £81k in April 2021 using a mortgage with no Early Repayment Charge
👔 Legal, Stamp Duty and title split costs £5k
🔨 Refurb cost £4k on light works as both flats tenanted
👛 Finance Costs of mortgage during works £2k
🧮 Total Costs = 92k
🤩 Revalued at £100k in Jan 2022,
🏠 Also sold the garages at the back for £10k

Remortgaged at 75% LTV, which left just 7k in the deal.

Our Deal – Flat 1, Trevethick Street

Here’s another case study example of ROI from one of our first property investments in Cardiff

We rent this property out on AirBnB for approx £2k per calendar month.

Short lease flats are always an easy one for adding value. We purchased this property cheaply because there was only 59-years left on the lease, but the freeholder allowed us to have a 90-year extension on completion for an additional £7k.

We’ve managed to get more or less all of our money back out of this investment which has given us a ROI of over 100%

💷 Purchased for £73k in Oct 2018
👔 Legal and Stamp Duty cost £4k
🔨 Refurb cost £10k, plus £7 lease costs
🤩 Revalued at £120k in June 2019

Our Deal – Flat 2, Trevethick Street

Rented on Airbnb for approx. £2.5k pcm. After further advance on the existing mortgage only left £2k in the deal.

This was a direct to vendor purchase , which are always the best deals as often the vendor is desperate to sell quickly and does not want the hassle of estate agents.

As we were finishing off the refurb on the flat below we met the owner of the flat above who happened to be setting up a pharmacy in Dubai and was keen for a cash injection. We made him a decent offer and he accepted straight away.

We completed the transaction in just 5 weeks as promised using a mortgage from The Mortgage Works (TMW).

There was very little to do in terms of a refurb and we just had to change the kitchen and clad the bathroom. We ended up getting more or less ALL OF OUR MONEY BACK out of this 4th deal which again gave us an ROI of over 100%.

💷 Purchased for £99k in April 2019
👔 Legal and Stamp Duty cost £5k
🔨 Refurb cost £10k
🤩 Revalued at £150k in Jan 2020 and further advance loan completed

Our Deal – Eclipse Street, Cardiff

Our monthly mortgage payments after remortgage is £1.2k, with incidental expenses (cleaning, linen, bills etc) a further £1.3k a month… whereas this property has brought in anything between £4 to £5k/month since we first rented it out as a serviced accommodation with AirBnB in April.

So, all in all this property is currently making a monthly profit of £1.5k (and that’s based on the lower end income figure of £4k a month).

💷 Purchased for £145k in November 2022
👔 Legal and Stamp Duty cost £5.8k
🔨 Refurb cost £45k
👛 Finance Costs (bridge to make cash purchase) £12k
🤩 Revalued at £260k in July 2023 and currently being remortgaged

Total Cash Left in the deal = £12.8k.

Our Deal – Stacey Road, Cardiff

This block of 4 flats is rented as mixed use for £6k pcm. After further advance left just £45k in the deal.

We love multiunit block investments as demand is often low for them, as only investors who know how to finance them can actually purchase them.

This property had fallen through 3 times with other buyers and we came in with a much lower offer but with the guarantee of completion. We delivered on our promises and purchased the property, subsequently refurbishing all of the flats and renting 2 out on Airbnb and 2 to professional tenants.

We had to leave some money in this deal but still our ROI was over 40%. The beauty of this deal is that when our fixed rate mortgage comes to an end we will title split the 4 flats and this will give us a combined value for the building of over £650k which will provide an additional cash injection to the business when we remortgage.

Our Deal – King Edwards Road

We purchased 3 flats for Sale as one Multi Unit Freehold Block (MUB) for £220k before our refurb, stamp duty and legal costs took the project cost up to £300,000. A local agent then valued the building at £320,000 as a MUB as the only buyers for such blocks are experienced investors who want a very high yield of 9%-11%. However, we noticed that individual flats like these were selling for £130k to £160k in the immediate area on 125-year leases.

We got an architect to do drawings of the building (professional fees of £1,000) and paid a solicitor a further £1,500 in legal costs to draw up 3 x 125 year leases and the corresponding paperwork for the title split. We agreed with the lender to do an internal remortgage with no fees and for them to take a charge over the 3 individual leasehold flats. The freehold then got transferred to a separate company (also owned by us – Legal fee £500).

When we got the valuation done by the bank, the surveyor had to value each flat individually and we prepared multiple direct comparables for him. He valued the flats as we proposed (Flat A – £130K, Flat B – £130K, Flat C – £150k). The remortgage was based on a combined value of £410k and we therefore took the borrowing up to 75% ltv = £307,500. This reimbursed us for all of our initial costs and the costs of doing the tile split

We therefore got 100% of our money back out of the deal and made a profit of over £80k just for the title split element of the deal. Note how for a 6-month refurbishment we only made £20k of value.
